Process Of Purchasing



Process of purchasing property in Bulgaria with Century Homes Ltd :

~ View our wide selection of Bulgarian properties either in our website or magazine
~ Select a property or properties you wish to view
~ Arrange viewing trips, transportation, Airport, Hotel and pick up
~ Select the property that matches your requirements
~ Setting up a company /if required
~ Signing a preliminary contract and deposit 10% of the purchase price needed to withdraw the property from the market and at the same time of this signing an agency contract with ourselves
~ Checking and preparing all documents for transfer of ownership
~ Providing translation of all the documents involved in the property purchase
~ Signing the Title Deed to enable you to become an owner of the property. (The Notary has to certify the deal)

Please note that a non Bulgarian Citizen can own land only by registering a company and after that can acquire legal ownership of the land. The formation of the company is not required if you buy an apartment.

    • We can arrange viewing trips to the properties you have chosen and search for others which may suit your needs
    • We can assist with transportation from/to the airport
    • We can arrange assistance in booking hotel accommodation or rental of a car during your visit
  • Find the property that matches your requirements
  • Setting up a Limited Liability Company. You will need to give Power of Attorney to our Lawyer and open a bank account depositing 5000 lv. founding capital, which can be withdrawn from the bank after the registration is completed. Look our Tax Advice Service.
  • Signing a preliminary /agency/ contract, which protects your rights as a buyer and authorizes Century Homes Ltd. to organize the process of buying and to finalize the deal. You need to deposit 10% of the purchase price. The deposit and the agency fee is non refundable in the event the sale is not completed as a result of the buyer. The deposit, our agency fee and commission must be paid (which are itemized in the agency contract) at the time of signing the pre-contract.
  • Checking and preparing all the documents for changing the ownership, which activities are part of the agency’s obligations, detailed in the agency contract and includes all the taxes and fees notary fees, lawyer fees, contracts, stamps, local and state taxes.
    *Please note that the commission may vary for property to property, but this is always discussed in advance.
  • Providing translation of all the documents involved in the property purchase, however this is not always necessary. If you prefer to have all of your contracts in English this can be arranged however there will be an additional cost.
  • The final stage is signing the Title Deed and becoming an owner of the property. (The Notary has to certify the deal)



Although all of the above seems a large process The whole procedure of purchasing the property after signing the agency contract takes 4 weeks at the most.

The deposit and fees can be paid through our bank account. We will negotiate the payment way with you.

FEES


Agency fee – 3%, but not less than EUR 1000 (VAT not included)

Transferring the ownership of a property – from EUR 200 + transport expenses (if the property is not in the musicality of Veliko Tarnovo) + all the government, municipality and notary fees and taxes (depend on the price of the property, approx. 3% of the purchase price)

Accountancy, administrative servicing and tax annual return Fee - EUR 200 per year

Legal translation of documents – EUR 10 per page

Transport from/to the airport /Sofia, Varna, Bourgas, Plovdiv/ - EUR 80 (one way)

Changing the bills of electricity and water on the new owner’s name – EUR 50

Discounts:

Using full package of our services – 5% of all agency fees

Second property purchase – 10% of all agency fees and 10% of transferring the ownership

Third property purchase – 15% of all agency fees and 20% of transferring the ownership

Our new service is property maintenance – the price we form on the volumes of your requests and is a subject of negotiations. The price could not be less than EUR 300 a year.
