There are three categories of Property services

a) Building and Maintenance of communal areas projected at EUR 12 per sq metre of the apartment and common parts allocation
• 24 security
• 24 Hour concierge to control visitors and guests
• Maintenance of common parts with upkeep and repairs as necessary
• Maintenance and repair of lighting fixtures and fittings
• Maintenance and repair of the elevators
• Maintenance and repair of the roof of the building
• Maintenance and repair of other facilities in the Complex with the exception of the individual apartments including the Spa and Fitness centre
• General cleaning of common parts including garages and snow clearance
• Maintenance of external areas including landscaping and general facilities
• Maintenance and repair of the plumbing and sewerage system

b) Property Management (optional)
This service is designed to complement the maintenance contract and provide additional services for owners and their guests.
• Ski bus & shuttle transport to the local attractions with airport pick up and drop offs (the standard ski and town shuttle bus is included within the general management contract)
• Individual security of an apartment with regular checks
• Year-round maintenance of an apartment
• Repairs of the apartment selecting companies/persons to carry out the repairs
• Regular reporting of expenses and management accounts
• Individual cleaning of the apartment including laundry services
• Tourist services, including local excursions to places of local interest, hunting, fishing, assistance in buying tickets for concerts and local restaurant booking.
• Receiving and safe-keeping of parcels and post and other personal correspondence
• Payment of individual utility bills for electricity, water, phone, etc. and liaison with the respective authorities and organisations with regard to the above services

c) Letting Services (optional)
The Parc Investments Group in house lettings and management facility offer access to a network of UK based Travel Agents, Tour Operators and web based booking and rental services under the following schemes with international marketing reach:
Tour Operators
• Parc offer access to a fully managed system with some leading Tour Operators not normally available to the individual owner
• This service is suited to the purely investment driven owner as private usage of the apartment is not available during high seasons
• Typically the availability calendar is held by the instructed Operator
• Tour Operators are currently gearing to launch a marketing strategy for St George’s Lodge in early 2008 for the 08/09 ski season
Travel Agents
• Parc offer access to a fully managed in house rentals system which utilises Travel Agents in both the UK and Overseas
• Through this service Parc advertise property through travel agent websites in order to gain maximum rental occupancy
• This service is suited to owners who wish to use their apartment at stages throughout the year
• The main availability calendar is held and managed in house by Parc
• Travel Agents and Parc are currently gearing to launch a marketing strategy for St George’s Lodge in early 2008 for the 08/09 ski season
Web Based Support
• For those buyers who want to use their apartments for themselves. friends and family Parc can include their apartment on the Parc Holiday Rentals website to help fill the periods when the apartment is not in use
• In addition to this Parc will place a generic listing on the main direct booking sites and control bookings based on available weeks as directed by the owners

Guarantees / Warranties
• The complex is insured against all insurance risks: earthquake, fire, flood, elemental perils, malicious actions of third parties
• Construction guarantees in accordance with Bulgarian legislation, regulated by the Department for independent building control (DNSK)
• 10-year guarantee for the construction, including the foundations
• 5-year guarantee for hydro-,thermo and sound insulations
• 5-year guarantee for installation and finishing works ( floorings and wall coating)
