How long will it take to buy a property?

Generally it will take 4 weeks to buy a property. This is dependent on a number of factors, not all of which are in your control. Once you have decided on a property, contact will be made with the seller or his estate agent. The terms and conditions of the sale can be negotiated very quickly, depending on how easily we can instruct an independent surveyor to assess the property, which is our usual practice. It is important to have an accurate picture of the of the condition of the property, likely repairs that will be needed and its consequent value. Usually a surveyor can prepare a report within a week of instructions. The legal title to the property can be checked at the Land Register in a day or two. Searches with the local authority, trying to confirm the uses and building permissions associated with the property, will similarly take several days. The Preliminary Contact is then exchanged and a deposit paid. There is then a period of, at maximum, a few days while the money transfer is arranged and any final checks made. The sale will take place in front of a Notary at an agreed date and time.

Are there any restrictions for foreigners?

According to the Bulgarian Constitution, foreign individual person can buy buildings but not land. Therefore the most common method for foreigners buying property in Bulgaria is to set up a company which then owns the land and the buildings. We can organize the entire process from start to finish, together with all aspects of conveyancing. We expect the law to change within the short to medium terms as Bulgaria opens its doors fully in the line with its expected entry into the European Union (2007). This historic restriction is one of the reasons why property in Bulgaria is so compared to Western and Central Europe.

Do I need visa to travel to Bulgaria?

What actions should be taken to purchasing a property in Bulgaria?

Please note that a non Bulgarian Citizen can own land only by registering a company and after that can acquire legal ownership of the land. The formation of the company is not required if you buy an apartment.

  • Setting up a Limited Liability Company. You will need to give Power of Attorney to our Lawyer and open a bank account depositing 5000 lv. founding capital, which can be withdrawn from the bank after the registration is completed. Look our Tax Advice Service.
  • Signing a preliminary /agency/ contract, which protects your rights as a buyer and authorizes Century Homes Ltd. to organize the process of buying and to finalize the deal. You need to deposit 10% of the purchase price. The deposit and the agency fee is non refundable in the event the sale is not completed as a result of the buyer. The deposit, our agency fee and commission must be paid (which are itemized in the agency contract) at the time of signing the pre-contract.
  • Checking and preparing all the documents for changing the ownership, which activities are part of the agency?s obligations, detailed in the agency contract and includes all the taxes and fees notary fees, lawyer fees, contracts, stamps, local and state taxes.

    *Please note that the commission may vary for property to property, but this is always discussed in advance.
  • Providing translation of all the documents involved in the property purchase, however this is not always necessary. If you prefer to have all of your contracts in English this can be arranged however there will be an additional cost.
  • The final stage is signing the Title Deed and becoming an owner of the property. (The Notary has to certify the deal)


The whole legal process of purchasing property in Bulgaria is 30 days after signing the pre-contract.

Can I use my own solicitor?

Century Homes Ltd. have a team of legal representatives who will assistance you in a variety of matters including a real estate closing where an attorney can protect you from costly mistakes, errors in the documents, errors in the figures and other problems that could lead to litigation or other expensive legal action. This is so we can centrally keep tabs in the progress of any deal, to ensure successful completions.

However you can use your own solicitor.
